How long before the date I want to sell should I list my house?

Ever heard the term ‘spring market’? That’s the time of year when people tend to list their house and many homes are sold. That doesn’t mean that the rest of the year is a bust, just that more people tend to prefer house hunting in warmer weather. Listing your house in the winter months, however, can mean that you are dealing with buyers who have less inventory to look at, but are motivated to buy.

 

Price Flexibility

How flexible are you with your price? A well priced home has a better chance of selling than if you are holding out for your magic number. Talk to your real estate agent about what they think you will be able to get for your home. They will come with comparables so you can really see where they are getting that number. You may have seen a home that you think is similar to yours sell for higher, in that case, ask why they’ve priced you lower. It is likely they will already know about the property and can tell you immediately why they sold so high. If they don’t, they will be able to find out the truth and not deal with any rumours floating around the neighbourhood.

 

Location, location, location

If you live in a more rural area, chances are your home will take longer to sell. In this case, should you want to sell fast, tell this to your realtor. They will ‘bottom-line’ for you what price you need to put on your house and any changes you need to make before you list.
